Neighbourhood Development on Mainzer Strasse

The property on Mainzer Strasse is currently used as a hypermarket and is located directly on the edge of the city of Wiesbaden, within walking distance of the railway station. The positive progress of urban development in Wiesbaden of the past few years seems to have bypassed this particular site: It is located in the middle of the city, directly on the busy main southern approach road. There is a gap between prominent neighbourhood developments that will be filled with new ideas.

Taking the layout of the sites and other general conditions into account, the Lüder Group and the Carlton Group have together developed ideas by means of an internal architectural competition, for a complete redevelopment of the site to be carried out in a number of phases.

The first phase will involve creating a modern food market as well as complementary shops, specialist retailers, a hotel, offices and housing space in a central position. The urban integration of the new district will play a dominant role.

Coordination with the City of Wiesbaden, as well as other stakeholders is very constructive, so a speedy start to the project can be made.

To date, project volume amounts to more than €100 million.

Hybrid shopping centre in the centre of Maintal

 

At the most central point of Maintal, in the middle of the traffic junction towards Hanau, the Lüder Group and the Carlton Group are planning the redevelopment of a long-established retail location.

On the site where a hypermarket already operates successfully, a number of retail warehouse suppliers and shops and as well as restaurants are to be built alongside a new, modern shopping centre.

It is not just the retail location that has already enjoyed success for decades and the centrality that promise future success. As the centre of Maintal, the location is closely linked to the neighbouring residential districts, so that not only supra-regional customer loyalty but also the local supply for Maintal will be guaranteed.

The land-use planning process is proceeding currently. Project volume is approximately € 50 million. The first structural measures are due to begin as early as the start of 2019.

We are developing in Freiburg

Residential development with a local convenience centre

The City of Freiburg intends to create a new residential area with a local convenience centre, offering an extensive range of services, within the framework of a large-scale development on a site of ​​more than 10 hectares to the north of Freiburg.

The Lüder Group and the Carlton Group will be contributing to the scheme with more than 50,000 m² of land, thereby playing a major role in the project.

More than 1,000 new apartments are to be built in the area. The shopping centre, which is characterised by an attractive sector mix, will serve as a central location for the district.

Approval to prepare the development plan was given in May 2017. All works will be carried out in close coordination with the city of Freiburg. A co-operative urban development process for the development of urban development ideas is currently being implemented in conjunction with early public participation.

The planned project volume amounts to more than € 200 million. The first ground-breaking ceremony is planned to take place in 2019.

NEXT RESORT IN SCHIERKE, HARZ

In the Ostharz, near the picturesque town of Wernigerode, a second holiday resort is being built with a total investment of € 14 million.

The 36 holiday homes are beautifully situated on the hill with a views of the Wurmberg. The houses are suitable for families or groups of 4 to 8 people. One special feature is the cosy huts, which were designed for romantic moments "à deux", but there is also a group house, which can be inhabited by up to 12 people.

Each of the houses has its own sauna, a lovely terrace with uninterrupted views and two parking spaces.

In the reception building, visitors are provided with all the necessary information about the Harz region and the resort.

In Heinrich's restaurant guests can enjoy a leisurely breakfast and other light refreshments. Heinrich's revives the spirit of the historical building from 1898, formerly known as the Heinrich-Heine-Hotel.

The opening is scheduled for December 2017.

TORFHAUS IS GROWING

After 4 successful years, the Harzresort on Torfhaus has already been expanded. A further 26 lodges have been added to the boutique hotel and the 21 existing lodges. The first 12 of the new lodges were ready for rent on 15th July 2017. The remaining 14 houses will be completed in September 2017.

We are delighted to be able to meet the great demand for our holiday homes in the middle of the national park. The usual architectural style and high quality workmanship that are often remarked upon, can also be found in the new houses; both externally and in the interior design.

We look forward to the new Center in Bielefeld

 

The Beckhaus Centre is an established retail location situated on Beckhausstrasse in the north of the centre of Bielefeld.

After complete demolition and redesign, a modern convenience centre is being developed, again with the two anchor tenants Rewe and Aldi who have been present at the location for years. Bürenkemper bakers, a Toto/Lotto newsagents and a snack shop will also remain. New additions will be a nail studio and a Mercury games arcade.

The doors to the New Beckhaus Centre will be opened in summer 2017 after a one-year break.

Project volume is approximately € 14 million.

The demolition of the old neighbourhood shopping centre buildings in Bielefeld is almost finished.

Now, nothing stands in the way of the new state of the art building.

The main tenants Rewe and Aldi will remain faithful to the site and will be supplemented by a bakery, a snack bar, a lottery shop, a nail salon and a games arcade. The site on Beckhausstrasse is already fully let.

Completion and reopening is expected to be in the summer of 2018.

Congratulations to the Winner of the Architectural Competition!

The final jury session of the international architectural competition was held on 20th February.

The four finalists presented their ideas most professionally.

The most convincing entry came from architects KBNK from Hamburg and enabled them to leave the city as winners. The concept for the “Nineteen Houses” excelled particularly due to the structured façade and use concept.

Haus Westland will not be demolished for a major new building. Instead it will make way for a lively complex composed of four building blocks housing a hotel, restaurant facilities, shops and residential units.

The winner of the architectural competition is not alone in looking forward to the planning works to come; the representatives of the City of Mönchengladbach and the owners and investors too.

All are quite sure that the Nineteen Houses will be the latest highlight in the city.

The Harzresort is growing

The Torfhaus mountain village is expanding. Due to the high workload, Torfhaus Harz Resort GmbH is adding 26 new units. This will increase capacity by 106 beds.

This will mean that in future, the many requests for accommodation from mountaineers and lovers of the Harz region can be fulfilled.

The State of Lower Saxony is providing financial support to Torfhaus Harz Resort GmbH for the construction project and on 28 November 2016 presented the company with official confirmation of the grant for the extension works in the amount of 2 million euros. State Secretary Daniela Behrens from Lower Saxony's Ministry of Economics, Employment and Transport attended the ceremony in person.

As in the initial phase, the accommodation units will be of timber construction. Through the judicious use of timber, recovered timber and other natural materials, a very cosy and tasteful atmosphere will be created. The regional, natural style will be maintained.

The resort's restaurant, the "HALALI" will also be extended to provide seating for a further 40 diners. A children's playground is being planned, adjacent to the "HALALI". The completion of the extension works is planned for the summer of 2017.

The design competition for Haus Westland in Monchengladbach begins

On December 5, the first meeting was held in which the participants in the urban development competition presented their ideas and concepts to the members of the jury.

In addition to representatives of Lüder Group and Projekt Monchengladbach GmbH (owner of the site), the jury includes the Lord Mayor, Hans Wilhelm Reiners and Dr Gregor Bonin (Monchengladbach’s Councillor for Planning, Construction, Mobility and the Environment). Representatives from the world of politics and other experts completed the jury.

The next round of the competition will begin in February 2017, the winner of the competition will be announced thereafter. An exciting commission awaits the winner:

"Together with the investor, we now have a great opportunity to engage in some urban renewal at this outstanding spot in Monchengladbach and to create an attractive business location," said Lord Mayor, Hans Wilhelm Reiners.

The Weinberg Quarter is growing

The green neighbourhood in the centre of the city is attracting more and more residents. A small donation with a big impact:

We are helping to give disadvantaged children and young people a new direction to their lives.

Domiziel e.V. is dedicated to helping particularly vulnerable 10 to 16 year-old boys, who have attracted the attention of the police and the children’s authorities as a result of already having committed several crimes. They live together with the boys and set boundaries, give them attention, affection, orientation and hope for the future. They teach them to be socially competent and ensure that they receive a sound education, without which these young people would not have much chance of a secure, independent future.

Our donation will enable more beds to be provided for more, vulnerable boys. These beds will provide more than just a place to sleep – they will offer the boys a secure environment in which they can learn to feel safe and warm and cared for.

We have opened the Shopping Centre in RAUNHEIM

After almost 2 years of construction, the Lüder group celebrated re-opening of the Mainspitze shopping centre, together with all the tenants on 27.10.2016.

From the early morning customers flocked to the new stores and enjoyed the special offers and a host of attractions in and outside the shops on this special day.

The revitalised mall impressed with its successful mix of shops and the spacious, modern architecture.

The large car park was completely filled on that day and the shopping trolleys were "out and about" throughout the whole centre.

The brisk trading was supplemented by a lively stage show from 14.00 onwards. The host welcomed the customers and explained that the "shopping centre has been restored to peak fitness" and that they could look forward to an athletic performance on the stage. The tenants of the upper storey, Fit One, demonstrated extracts from their fitness programme and "Raunheimer United" a local band, warmed the audience up with their rousing rap. The highlight was the trolley shooting competition with ex-professional footballer Karl-Heinz "Charly" Körbel and the Eintracht Frankfurt football school.

Of course the proceedings would not be complete without an official speech; the Lüder Group of Companies, represented by Mr Carl Matthias Rathgen (shareholder and Managing Director), spoke on stage with Mr. Albat of the City of Raunheim and Mr Boris Brosowski of Kaufland about the development of the project. Together with the architect, Mr. Albrecht, chief buyer Ms. Accascio and Charly Körbel they cut the red ribbon at the main entrance and declared the EKZ Mainspitze shopping centre officially open again!

You are cordially invited to the "Golden Autumn Festival" in the Weinberg District

As if we had ordered the weather, the 23rd of October 2016 began with sunshine and blue skies. To the delight of all visitors and organisers the weather held and provided the ideal backdrop to the event.

Together with the Sparkasse Hildesheim and Engel & Völkers, their partners in the project, the Lüder Group of Companies issued the invitation to the Open Day at the Weinberg District.

Many people came and strolled through the old hospital grounds. Inspired by the architecture, enchanted by funny balloon animals and pampered with hot coffee and fresh waffles, all guests enjoyed the colourful, vibrant bustle of the Weinberg.

The architects were available for questions and where it was possible, access was afforded to the newly-created rooms. Even the shells of the incomplete townhouses could be viewed. All important information regarding purchasing or renting can be obtained from Sparkasse or Engel & Völkers staff.

The two large apartment buildings and the Living Plus properties are much further on in construction. Here, visitors were welcomed into a furnished show apartment and were all convinced of the particularly comfortable living conditions by the quality of light and the modern layout.

With direct, easy walking access to the city centre, yet still in the countryside, the Weinberg District is a wonderful, high-quality residential area.

We have taken over the Viktoria Passage in AUGSBURG

The Victoria Passage in the Bavarian city of Augsburg has been bought by the CARLTON Group and is being developed by the Lüder Unternehmensgruppe.

The ideal city centre location near the main train station has great potential. A great retail selection is available to shoppers - Peek & Cloppenburg is currently a popular anchor tenant on around 11,000 m² of lettable space.

We are celebrating the opening in Nordhorn

The Denekamp Centre is open!

A few weeks earlier than announced at the beginning of the project, we celebrated the opening on the former Kaufhalle site in Nordhorn with numerous guests.

As a reminder of the past, Carl Matthias Rathgen (Lüder Group Managing Director) presented a last vestige of the old Kaufhalle to the town of Nordhorn.

Together with Mr Berling (the Mayor of Nordhorn) and Mr Weitemeyer (City Councillor), Mr Rathgen expressed his delight with the successful project.

Many visitors flocked to the shops (Kik, dm, REWE and the fishmonger's) to take advantage of the special offers.

The guests of the Lüder Group celebrated the opening together with the citizens of Nordhorn in the summer sunshine to the sound of music and with culinary delights.

New offices of Zanlando SE open now

The Lüder Group has developed a total of 8,500 m² of modern offices.

The space will be handed over to the tenant, Zalando SE on 15th July 2016.

Zalando SE will move into their new premises in Berlin later in the month. The e-commerce professionals' new address could not be more prestigious:

Situated opposite the Federal Assembly, next door to the Mall of Berlin and in the vicinity of the Adlon Hotel. The building is located in an attractive position on Potsdamer Platz and the quality of the building itself and the office facilities could not be higher.

As anchor tenants in the property at Leipziger Straße 127-128, Zalando SE, the leading online fashion retailer will run its business operations from here. Some 800 employees will be accommodated in the new premises.

With this letting, the Lüder Group has now achieved full occupation at the office complex. No problems were encountered during the development phase and the project was completed professionally and dependably. The handover to the tenant will take place on time.

The Carlton Group, Berlin has owned the property since 2015.

Rewe and Kik Open in Nordhorn

Numerous guests gathered under the evening sun at the REWE market in Nordhorn.

Representatives of the city, politics and administration, the Lüder group and employees of the tenants: REWE, Kik, dm, and Koelewijn, the fishmonger, accepted REWE’s invitation to the new Denekamp Centre.

They celebrated the successful completion together and visited the new market.

On 7th July 2016 REWE and Kik will launch their operations,

On 4th August 2016 the dm market and the traditional fishmonger will return to their former location.

In August the Lüder Group will send out invitations to the grand opening: "We are convinced that the mall will be a great addition to Nordhorn and a bonus for the residents of the district!"

Projekt Mönchengladbach GmbH have purchased a 6,877 m² site next to the central railway station in Mönchengladbach.

The Haus Westland building designed in 1955 by Cologne architect Peter Steuser currently stands on the site.

What was previously an economic miracle is now an enormous vacant office complex waiting to be used again.

 The alternative proposals will be assessed in 2016 and initial talks will be held with the city authorities.

Wohnen Plus Topping Out Ceremony in the Weinberg Quarter, Hildesheim

The future owners and numerous guests from world of politics and administration were able to observe the progress of construction works on the two Wohnen Plus buildings at the ceremony, held in brilliant sunshine in the Weinberg Quarter.

Thomas Eisenburger welcomed the guests, who turned up in significant numbers, on behalf of the Lüder Group (Project Development) and made a short speech describing the current status of the development.

The project architect, Thorsten Rebbereh, introduced the speakers, high up in the air, who were to make the traditional address on behalf of the construction team. Whereupon a glass of schnapps was smashed successfully:

"We wish the project all the best!"

All 90 guests then proceeded to the tables set out before the Torhalle at Weinberg 1 for a celebratory meal.

LIVING PLUS

The Weinberg District is full of life. The shells of the two LIVING PLUS houses are finished. In April, the topping-out ceremony will be held together with all the purchasers. Construction will be completed in the autumn of 2016.

EKZ MAINSPITZE on Schedule

All works are on schedule. Work on the facade will be completed soon, the interior fit-out is next.

Almost 100% of the retail units have been let. On the upper floor, fitness studio Bodyfit opened in February.

Kaufland, Takko, Tedi, Kik, Schuhcenter Siemes, Ernstings family and a mobile phone provider will be next to open.

The Tedox store and the Curry Village snack bar remain open during the renovation works.

The shopping centre will be officially opened in November of 2016.

We are helping! Christmas 2015

This year, instead of putting our efforts into designing, printing, writing and sending Christmas Cards, we will be making a donation to Domiziel, a charitable organisation in Dedenhausen.

Domiziel is a project that supports neglected children and teenagers. Domiziel focuses on giving them social skills, values and direction, setting clear boundaries and providing them with a perspective.

One of their fundamental goals is to ensure that these children and youngsters receive a decent education.They are given a home, security and warmth.

We are delighted to be able to give our especial support to this project at Christmas and we are certain that we are making a meaningful investment in the future. Because children are the cornerstone of society and our hope for the future.

Foundation Stone laid in NORDHORN

The demolition of the former Kaufhalle supermarket has now been completed, the footings for the new shopping centre have been installed, and on 19.11.15 the foundation stone was laid.

Representatives of the City of Nordhorn, residents and members of the Lüder Group were invited to the ceremony, where warm wishes and positive thoughts for the success of the construction project and the building itself were expressed.

The roof slab should be completed before Christmas.

Construction Starts on the DENEKAMPER CENTRE,Nordhorn

Construction has now started on the new Denekamp Centre. In the autumn of 2016 a Rewe supermarket, a dm drugstore and a kik fashion store will be opening their doors for business.

The foundation stone will be laid in November 2015 and in the autumn of 2016, all local residents, tenants and the City of Nordhorn will be invited to the opening ceremony of the new shopping centre.

WOHNEN PLUS is Growing

The Weinberg District is buzzing with life. The district is almost complete and is developing into a very diversified place to live. With the construction of the Wohnen Plus concept, two buildings have gone up, containing a total of 43 units that are completely barrier-free and that complete the range of accommodation available.

The foundation stone was laid at a ceremony held on 4th September in brilliant sunshine. Completion is planned for the autumn of 2016.

Acquisition of three Complexes in the centre of BERLIN

The complex of buildings that now belongs to Carlton Investment GmbH, Berlin (a joint venture between Lüder Unternehmensgruppe and Jan Wehle) is located directly opposite Federal Assembly. The joint venture composed of Metro Properties and Carlton Investment (a Joint Venture between Lüder Unternehmensgruppe and Jan Wehle), has set itself the task of improving and increasing the attraction and visitor numbers sustainably at Real‘s strategically important locations, through s programme of successive conversion and extension to the properties. The Portfolio includes the following properties: the Real hypermarkets in Bremerhaven-Pferdebade, Castrop-Rauxel, Gross-Gerau, Darmstadt, Freiburg (Gundelfinger Strasse), Heidenau, Würzburg (Nürnberger Strasse), Wetzlar, Raunheim and Wiesbaden (Mainzer Strasse).

All locations have been secured with long-term leases with Real.

The Shopping Centre in RAUNHEIM Comes to Life

The Lüder Group acquired the Mainspitze Shopping Centre in 2014 and has since purchasing the property, has been working on bringing the shopping centre into a new era. Tenants include Kaufland, Schuh Siemes, Kik, tedox, and Ernstings Family.

Re-Opening – REWE Supermarket
in Hildesheim-Itzum Fully Refurbished

The REWE Supermarket on Ernst-Abbe-Strasse in Hildesheim re-opened on 18th June 2015 after only a 3-week refurbishment period.

The well-established neighbourhood supermarket has had a makeover. Not only the façade, car park and landscaping have been refurbished, the interior and the technical services have been completely renewed. REWE also used the opportunity to
fit the store out in their new livery.

Planetencenter – Grand Opening with Sunshine,
Live Music and all kinds of Activities!

The grand opening of the Planetencenter took place in brilliant sunshine on 20.05.2015. Mayor Christian Grahl, Ulf-Birger Franz, Hanover’s Commissioner for Economic Development and client Sebastian Lüder cut the ribbons across each of the two main
entrances. The festivities continued into the early evening, on the stage and throughout the shopping centre.
The new Planetencenter is not just a shopping centre, the
welcoming atmosphere makes it a great place to spend time.

Planetencenter Garbsen: Initial Opening a Major Success!

The new north section opened early on 20.02.2015 and attracted massive crowds to the new shopping centre. The special offers presented by Aldi, Rossmann, Kik, Takko, Mister Lady, ABC Schuhcenter, Tedi and Fressnapf were largely responsible for the rush. Bonprix, Depot, Kosmos-Apotheke, Özay Döner, Textil Schöne and Foto-Video Elsenbach are also moving in and will open their shops on 12th March.

Dr. Christian Grahl, the Mayor of Garbsen came to see for himself and joined politicians and locals to inspect both sections of the shopping centre led by Carl Matthias Rathgen, Managing Director of the Lüder Group.

The Grand Opening of the Planetencenter, with Edeka, Deichmann and the mall with its great variety of shops and food and beverage outlets in the south section will take place in May.

The unanimous answer was that the new HAWK Campus works extremely well and fits right into the Hildesheim cityscape.

HAWK Campus completed on time -
Keys handed over and new HAWK Campus opened

The keys to the new HAWK Campus were handed over to the State of Lower Saxony and the university, on time and ready for the start of the new semester on 6th October 2014. The handover ceremony, in which the keys were presented to Minister of
Science, Dr. Heinen-Kljajić, took place in Hildesheim and at the same time, the project was presented during the EXPO REAL property fair in Munich.

The Lüder Group delivered on their promise to the State of
Lower Saxony to complete the project on time and within
budget. In the speech she gave at the ceremony, the Minister
of Science called this an example of the success that should be
attained in all public buildings.

Teaching at the HAWK campus started on the same day.

Planetencenter Garbsen – building completed!

The new Planetencenter in Garbsen is ready and fully-let! Geers Hearing Aids and Targo Bank have joined the existing tenants. The city is now starting work on making up the surrounding public roads. The new Planetencenter is due to open in 2015.

Topping-Out Ceremony for the Garbsen Planetencenter

A large number of local citizens accepted the invitation to the topping-out ceremony!

The topping-out wreath billows out over Garbsen’s largest construction project; Carl Matthias Rathgen of the Lüder Group
welcomed guests to the topping-out ceremony by expressing heartfelt thanks to the neighbours living around the construction site of the Planetencenter. Regional president Hauke Jagau and Mayor Alexander Heuer attended the ceremony as special guests. "Everyone is really looking forward to the new shopping facility situated at the heart of the Auf der Horst district of the city”, said Mayor Alexander Heuer, who described it as one of the district’s most significant projects.

Garbsen Planetencenter – construction is proceeding apace!

The structural work of the Planetencenter is progressing well; the building structures can already be visualised and the shell of the ALDI supermarket has been completed. At the same time the City of Garbsen has begun work on the roads around the Planetencenter. The topping-out ceremony is scheduled for the beginning of May.

In bright sunshine the future owners and numerous guests from political and administrative circles were afforded a closer look
at progress being made in the Weinberg district project at the topping-out ceremony of the 4 townhouses that have entered
the 3rd phase of construction. Frank Wodsack, representing the Lüder Group, welcomed the numerous guests and briefed them about the current state of development in the district.

Mayor Dr. Ingo Meyer delivered a speech praising the attractive architecture and the successful overall design of the new
Weinberg district. Over 80 guests then stayed for a topping-out ceremony dinner held in the renovated hall of the gatehouse at Weinberg 1.

New Neighbours for the Planetencenter shopping centre

On Friday 14.02.2014 the City of Garbsen and the region of Hanover signed 20-year leases for the community college and a new paediatric ward. It was another important building-block for the 5-hectare Planetencenter site.

Company Director Sebastian Lüder took the opportunity to point once again to the rapid implementation of the Planetencenter community centre project. He added that it had only been possible through excellent cooperation with the City of Garbsen.

Start of Demolition Works for Garbsen Planetencenter

The Lüder Group and the city council, together with neighbours and partners, have held a demolition party to seal the end of the old Planetencenter and to introduce the new building.

After completing the demolition by mid-November, the Lüder Group intend to make a seamless start to the new construction and to open a year later. 80% of the premises have already been let. Aldi and Edeka have been announced as anchor tenants. Smaller units are still available. The Lüder Group assumes that the centre will be fully let by the end of the year.

New Planetencenter in Garbsen – Planning Application Submitted

The transfer of the planning applications for the new Planetencenter in Garbsen in Hanover to Mayor Alexander Heuer took place on 17.07.2013 and was attended by the press. At the same time three construction signs were erected around the Planetencenter.

The renovation and construction involved in the 5-hectare
construction project will begin in the autumn of 2013 and run
on schedule. This is also thanks to the good cooperation between the Lüder Group and the city of Garbsen.

The tenant occupancy rate is currently at a very high level of 75%.

Torfhaus Harzresort – Opening on 29.06.2013
with Lower Saxony's Prime Minister Stephan Weil

On 29.06.2013 Torfhaus Harzresort GmbH opened the newly built Bergdorf Torfhaus Harzresort with Lower Saxony's Prime Minister Stephan Weil (SPD) and 320 invited guests.

Torfhaus Harzresort consists of a hotel building and a service centre with the highest Globetrotter store in Germany as well as 21 lodges. It is the largest tourism project in the Harz.

The resort is completed by the new Alm-Hütte restaurant and the existing Bavaria-Alm.

Planetencenter Project in Garbsen Commences

Following the conclusion of the lease with the EDEKA for total area of 6,000 m² and the transfer of ownership nothing now stands in the way of successful completion of the project. Other leases are nearing term. All project participants look forward to being able to start demolition and construction work in the
autumn.
